Building on a side garden or a gap in a terrace raises different questions to a green-field site — overlooking, garden grabbing policy, and matching the street's building line and character are usually the deciding factors in whether a scheme is approved.

Larger sites and Green Belt

Sites in Surrey and Buckinghamshire more often sit near or within Green Belt land, where new build development is tightly restricted except in specific circumstances. We assess this early, alongside drainage, access and any heritage constraints, before committing to a design.
