During this process, our team develops your ideas from early concept design through to a complete planning application. We work closely with you at every stage, ensuring the proposals are practical, policy-compliant, and tailored to your property — helping your project progress smoothly and with confidence.

Getting Started

We begin by assembling a design team tailored to your project. With decades of combined experience, our architects and designers will help refine your ideas, explore design options, and suggest practical solutions that add value to your home.

You’ll be assigned a dedicated project manager who will act as your single point of contact throughout the process, ensuring clear communication, consistency, and a smooth journey from start to finish.

Measured Survey

To prepare accurate planning permission drawings, a measured survey of your property is required.

You’re welcome to provide an existing measured survey and photographs if available. Alternatively, for an additional fee, our team can carry out a professional measured survey on your behalf, capturing all the information needed to progress your project efficiently.

Planning Permission vs Permitted Development

Before we begin, we assess your proposal against local planning policies and national permitted development rules to confirm the correct approval route.

Your project will either require:

Planning Permission – where detailed drawings showing materials, finishes, and exact dimensions are submitted for approval by the local authority.

Permitted Development / Certificate of Lawful Development – where the works fall within permitted development limits and concept-level drawings are submitted to confirm the proposal is lawful.

Regardless of the route, we prepare the same comprehensive set of professional drawings to ensure clarity, compliance, and a smooth approval process.

Your Planning Permission Drawings

Once we have all the required information, we will prepare the drawings needed for your planning application within 2–3 weeks, depending on the project scope.

We begin by producing a full set of existing drawings, including floor plans, roof plans, and elevations of your property. These form the baseline for developing the proposed design.

We then prepare the proposed drawings, shaped around your ideas, sketches, and any reference images you provide, ensuring the design reflects your vision while remaining planning-compliant.

Working Together

We work closely with you throughout the process and offer unlimited revisions until the design is right. Screen-sharing sessions or video calls can be arranged at any stage to review and refine the proposals.

Visualising Your Plans

If required, we can create a 3D model of your project to help you visualise the existing and proposed design. We also provide an OS map licence, valid for one year.

Once the drawings are complete, an experienced structural engineer carries out an initial review to confirm the proposed layout is feasible.

Submitting the Planning Application

Once you’re happy with the drawings, we prepare and submit the planning application to your local council — either a full planning application or a Certificate of Lawful Development, as required.

We act as your agent throughout the process, liaising with the council at no extra charge.

Please note that local authority planning fees are not included in our service packages.
