Home / Services / Loft Conversions
We design dormer, hip-to-gable and roof-light loft conversions that maximise headroom and natural light, prepare the planning route that fits your property, and carry the project through to Building Regulations-ready drawings.
Most loft conversions in West London are one of three types: a rear dormer, a hip-to-gable extension (common on semi-detached and detached houses), or roof-light-only conversions that need no external alterations. The right choice depends on your roof structure, ceiling height and the neighbouring properties.
We start with a measured survey of your existing roof space, model the proposed layout against Approved Document K (stairs) and Part L (insulation) requirements, and produce options before finalising drawings.
Many loft conversions fall under permitted development rights set out in the GPDO, provided the additional roof volume stays within set limits and materials are in keeping with the existing house. This is not guaranteed, though — Article 4 directions, conservation area designation, or a previous extension can remove permitted development rights entirely. We check this for every property before recommending a route, and always confirm the final position with the relevant local planning authority.
Where permitted development doesn't apply, we prepare a full householder planning application instead. Read more in our guide: Do I need planning permission for a loft conversion or extension?
Discuss your loft space, intended use and budget, and confirm which of our services you need.
We survey the existing roof void, floor structure and stair location to establish what's achievable.
We develop a proposed layout and confirm whether permitted development, prior approval or full planning permission applies.
Where required, we prepare and submit the application and liaise with the local planning authority.
We produce Building Regulations drawings covering structure, insulation, fire safety and stairs, and remain available during construction.
Many loft conversions fall under permitted development, but this depends on volume limits, roof alterations and whether your property has an Article 4 direction or is in a conservation area — always confirm with your local planning authority.
Typically 8–14 weeks for design and drawings, 5–8 weeks for a planning or prior approval decision if required, and 8–12 weeks on site — timelines vary by borough and scheme.
Yes. Loft conversions almost always require Building Regulations approval covering structure, fire safety, insulation and staircases, regardless of the planning route.
