✅ The loft does not exceed 40m³ (terraced) or 50m³ (semi-detached/detached)

✅ The extension does not extend beyond the existing roof plane

✅ Materials are similar in appearance to the existing house

✅ Side-facing windows are obscure-glazed and do not open below 1.7m

✅ The roof extension does not overhang the outer face of the wall
